Researching the St. Lucie County Deed Records, I was initially looking for U.S. Government "Patent Deeds". As this research progressed I found that both the State of Florida (as the Trustees of the Internal Improvement Trust Fund) and the U.S. Government were issuing original deeds. Also, the issue of a U.S. Government "patent deed" was preceeded with the issue of a "permit" or certificate along with a "Receivers Receipt" for the purchase cost tendered. All three of these document types (state deeds, receiver receipts, and patent deeds) were found to have been recorded. In some, but not all, cases I found both receivers receipts and the patent deeds recorded - with a 3, 4, 5 year delay between the issue of a receivers receipt and the issue of the patent deed. Also, in quite a few cases, I found that there were extended delays between the issue of a receipt or deed and the recording of these documents (I guess they were just kept in a box under the bed.) As for "state deeds", I found numerous cases (even in this limited number of "parcels of interest") where the State of Florida issued deeds to the same parcels ... more than once ... keeps the abstractors and lawyers busy!

Types of Land Patents

Cash Entry: An entry that covered public lands for which the individual paid cash or its equivalent.
Credits: These patents were issued to anyone who either paid by cash at the time of sale and received a discount; or paid by credit in installments over a four-year period. If full payment were not received within the four-year period, title to the land would revert back to the Federal Government.
Military Warrants: From 1788 to 1855 the United States granted military bounty land warrants as a reward for military service. These warrants were issued in various denominations and based upon the rank and length of service.
Private Land Claims: A claim based on the assertion that the claimant (or his predecessors in interest) derived his right while the land was under the dominion of a foreign government. (See the "Hutchinson Grant")
Railroad: To aid in the construction of certain railroads. The Act of September 20, 1850, granted to the State alternate sections of public land on either side of the rail lines and branches.
State Selection: Each new State admitted to the Union was granted 500,000 acres of public land for internal improvements established under the Act of September 4, 1841.
Armed Occupation Act of August 4, 1842 (Florida only) The predecessor of the Homestead Act (1862)
Swamp: Under the Act of September 28, 1850, lands identified as swamp and overflowed lands unfit for cultivation was granted to the States. Once accepted by the State, the Federal Government had no further jurisdiction over the parcels. (State Deeds)
1820 Public land sales boomed. The Act of April 20, 1820, authorized land to be sold for a minimum of $1.25 per acre and tracts as small as 80 acres. Public lands initially offered for sale by District Land Offices were sold at pre-announced, scheduled public auction. If any land remained unsold, the parcels would be available for purchase at the minimum price on a first-come-first-served basis. This replaced the credit system.
The President of the United States originally signed land patents, giving people title to the land. On this document you will also find signatures of officers or employees of the GLO. Beginning June 17, 1948, the authority was delegated to the Secretary of the Interior to issue patents on public lands.
